The Watermark at 3030 Park is a premium independent living community in Bridgeport, CT β beautifully designed, expertly managed, and chronically underbooked. The problem wasn't the community. It was that families couldn't visualize themselves there from a screen. We gave them an immersive virtual experience that made touring feel real before they ever walked through the door β and filled 31 units in 90 days.

The Watermark at 3030 Park is genuinely beautiful. Spacious residences, resort-caliber amenities, a vibrant calendar of social programming, and a care team that families consistently praised after touring. The community had everything it needed to fill its 134 units β except one critical thing: a digital experience that conveyed any of it.
Independent living is uniquely lifestyle-driven. Seniors choosing IL are not in crisis β they are making an aspirational choice about how they want to live the next chapter of their lives. They are comparing communities the same way someone compares luxury apartments or boutique hotels: emotionally, visually, and imaginatively. They need to feel the community before they'll commit to a tour.
The Watermark's website β a templated, image-light, static brochure site β failed that test entirely. There were no virtual tours. No room walkthroughs. No immersive photography. Families landed on the site, saw a generic layout and a handful of stock-adjacent photos, and left β choosing to book tours at communities that had done the work to make them feel something.
The result: a community with a genuine product advantage sitting at 78% occupancy, a website with a 74% bounce rate, and an admissions team frustrated by the gap between the families who toured and loved it, and the families who never made it past the homepage.
Independent living is an emotional decision. Families aren't just buying a unit β they're choosing a life. We rebuilt The Watermark's entire digital presence to honor that truth: immersive, warm, and relentlessly easy to act on.
We produced and integrated a fully navigable 360Β° virtual tour experience across all residence types and key amenity spaces β allowing families to walk through The Watermark from their living room before ever picking up the phone.
We rebuilt The Watermark's website from concept to launch β transforming a static brochure into a high-converting digital destination built around the emotional journey of an independent living decision-maker.
We eliminated the single biggest conversion barrier in The Watermark's funnel: the requirement to call during business hours. A seamlessly embedded online booking system let families schedule tours 24/7 β directly from the virtual tour, landing pages, and Google Ads.
The existing Google Ads campaigns were sending traffic to a broken destination. We rebuilt the campaigns around the new experience β pairing intent-matched ad copy with dedicated landing pages that now converted, and adding extension assets that let families book tours directly from search results.
Full UX audit completed β heatmaps and session recordings confirmed the bounce problem was homepage-driven. 360Β° photography shoot completed across all 4 residence types and 8 amenity spaces. New website architecture and UX wireframes approved by leadership. Google Ads paused for full rebuild β spend halted to prevent further waste on the broken destination.
New website launched with full virtual tour integration embedded sitewide. Online booking system went live β first weekend saw 11 tour bookings without a single phone call. Google Ads relaunched with new landing pages and extension assets. Within the first week, the site's average session duration jumped from 48 seconds to 4 minutes 22 seconds. Bounce rate dropped from 74% to 31%.
November closed with 31 online tour bookings β a 244% increase from October's 9. The admissions team reported that virtual tour viewers who booked in-person tours arrived already emotionally invested β they had explored every room, every amenity, and came in saying "it's exactly what it looked like online." Close rate from this cohort: 47%, vs. 18% from non-virtual-tour visitors. Move-ins accelerated immediately.
By the close of December β exactly 90 days from engagement start β The Watermark at 3030 Park had filled 31 previously vacant units, reaching 96% occupancy. Online tour bookings sustained at 247% above the October baseline. The Google Ads conversion rate climbed from 1.8% to 7.4%. Cost per booked tour dropped from $182 to $51. The virtual tour had been viewed 2,847 times β by families in Connecticut, New York, and New Jersey.
Every number below is verified against The Watermark's October 2023 baseline before Elderbloom β and their January 2024 actuals after 90 days of work. This was the fastest full-community turnaround we had delivered at that point.
Every family that toured us loved us. We always knew that. What we couldn't figure out was why so few families were showing up. Elderbloom figured it out in about two weeks β our website gave people no reason to feel anything, and no easy way to take the next step. The virtual tour changed everything. Families started calling us saying they'd already walked through three apartment options online. They weren't prospects anymore β they were shoppers who'd already made up their minds.
The strategy was clear. The execution was meticulous. Here's exactly what we built, why each piece mattered, and the data that proves it worked.
The virtual tour we built for The Watermark wasn't a slideshow β it was a fully navigable, hotspot-enabled 360Β° environment. Families could click from the lobby into the dining room, step into a two-bedroom residence, look out the window at the courtyard, and walk into the fitness center β all from their phone or laptop at 10pm on a Sunday.
Every space included embedded information hotspots (square footage, features, pricing tier) and a persistent "Book a Visit" CTA overlay that kept the conversion path available without interrupting the exploration. The data was immediate and unambiguous: families who engaged with the virtual tour converted to booked in-person tours at 47% β vs. 11% for those who only saw the static site.
Our heatmap analysis revealed the core UX failure immediately: the original homepage had no visual hierarchy, no emotional lead, and the primary CTA ("Contact Us") was buried below the fold. Nobody knew where to look, what to feel, or what to do next. Families left in under a minute because nothing gave them a reason to stay.
The redesigned homepage opened with a full-width lifestyle hero video loop, a headline that spoke directly to the IL prospect's emotional state ("Your next chapter deserves more than a smaller home"), and three clear action paths β virtual tour, floor plans, and schedule a visit β all above the fold. The result was a 5.4Γ increase in average session time and a cascade effect on every downstream metric.
This was perhaps the simplest and most impactful change we made: eliminating the requirement to call during business hours to book a tour. Senior living families β often adult children coordinating across families and time zones β research at night and on weekends. Forcing them to call 9β5 Monday through Friday was costing The Watermark tours every single day.
The online booking integration gave families three options: in-person, virtual, or self-guided tour β each with real-time availability synced directly to the admissions team's calendar. An automated confirmation email and 24-hour SMS reminder cut no-show rates by 38%. The post-tour 3-touch follow-up sequence kept The Watermark top-of-mind for families still in the consideration phase.
The original ads weren't the problem β the destination was. The same budget that was producing an 1.8% conversion rate to a broken homepage produced a 7.4% conversion rate to the redesigned experience. That's the power of fixing the funnel: the spend doesn't have to change when the destination converts.
We rebuilt the campaign architecture with five ad groups β one per residence type plus a lifestyle/brand group β each linked to a dedicated landing page with unit-specific photography, virtual tour embed, pricing transparency, and the online booking widget embedded directly. Sitelink extensions highlighted "Take the Virtual Tour" and "See Floor Plans" as direct deep links from the search results page. RLSA bids were increased 50% for anyone who had previously spent over 2 minutes on the virtual tour, capturing the highest-intent segment at exactly the right moment.
If your community has a product families would love β but a digital experience that fails to communicate it β this is your case study. The virtual tour infrastructure we built for The Watermark continues to drive qualified tours and move-ins every single month with zero additional spend. That's durable, compounding ROI from one engagement.
See What's Possible for Your Community β
Every family that toured us loved us. We always knew that. What we couldn't figure out was why so few families were showing up. Elderbloom figured it out in two weeks. The virtual tour changed everything β families started calling us saying they'd already walked through three apartment options online. They came in as shoppers who had already made up their minds.
Virtual tour integration and UX redesign β we'd heard those words before from other agencies. Elderbloom was the first one who actually understood what it meant for a senior living community specifically. They built something that felt like our community, not just a template. The results in 90 days were unlike anything we'd seen before.
I've been in senior living for 22 years. I've never worked with a marketing team that understood this industry the way Elderbloom does. They speak our language β census, move-ins, referral sources, payer mix. That's not something you learn from a brochure. That's earned.
